AAdvanced Notice, Edition III – Chelsea’s Changing Landscape

Greetings! With a new year comes new real estate developments across our ever-evolving city. This edition of AAdvanced Notice focuses on the continuously-changing landscape of Chelsea and the High Line. The High Line has become one of the city’s most popular attractions (for tourists and locals alike), resulting in new restaurants and shops all along its length. However, it has also attracted new residential buildings, many of which will be as unique as the elevated park itself. Chelsea, particularly far west near the High Line, is quickly becoming one of the fastest-growing, upscale neighborhoods in the city. Here’s a look at some of the new residential buildings planned for the area.

520 West 28th Street: This unique curving 11-story residential condo located between the High Line and 11th Avenue is the first building in the city designed by Zaha Hadid (the first woman winner of the Pritzker Prize who passed away in 2016). The building has 39 apartments on 11 floors featuring unique amenities including a private IMAX movie theater, a 75-foot sky-lit saltwater pool, a private parking “portal” with an automated valet for on-demand retrieval, a privately-reservable Turkish hammam water suite, and an entertainment lounge that flows onto an outdoor terrace adjacent to the High Line.

 

The Getty – 239 10th Avenue: The former Getty Gas Station on Tenth Avenue and 24th Street has been transformed into a sleek boutique condo designed by Peter Marino, with just six apartments (rumored to start at $15 million), as well as a museum showcasing the $800 million art collection of J. Tomilson Hill (vice chairman of the Blackstone Group).

 

The Eleventh – 501 West 17th Street: This extensive project, situated at 17th Street and 11th Avenue, will feature two twisting or “rotating” towers with 240 condominiums total, as well as a 137-room luxury hotel and spa. Plans are also underway to develop a private pedestrian promenade which will run adjacent to the High Line Park.

Soori High Line – 522 West 29th Street: These Japanese-inspired apartments, designed by Soo K. Chan, stand adjacent to the High Line. The 31 units (including at $22.5 million penthouse) offer top-of-the-line amenities including private salt water swimming pools in half the apartments. Residences include floor-to-ceiling windows in all living rooms and dining rooms, gas fireplaces, 18-foot ceilings, radiant heat limestone floors, and more. The building includes gym, spa, yoga room and sauna, as well as a full-time concierge for personal arrangements and on-site housekeeping services (including pool maintenance in the apartments).

Jardim: Jardim, which means garden in Portuguese, is comprised of two buildings running from West 27th to West 28th Street which will be connected by a lush, multi-tiered courtyard garden (located just west of the High Line). Designed by Brazilian architect Isay Weinfeld, the focus will be on privacy. The two 11-story towers will feature 36 one- to four-bedroom condos and duplex penthouses all facing the central garden. Many units will come with private terraces which will be accessed through a unique floor-to-ceiling sliding window and door system wherein an entire wall of glass can glide open to bring the outside in. Amenities include a sky-lit indoor pool, massage treatment rooms, steam rooms and saunas, a fitness studio, a private automated parking system, an event room, and more.

 

515 High Line, 515 West 29th Street: This 12-apartment High Line-neighboring project, also designed by Soori High Line’s Soo K. Chan, will have an unusual rippled exterior to emulate the sea. The apartments will be full and half-floor and will feature top amenities, including personal outdoor fire pits for each apartment.

 

517 West 29th Street: Adjacent to the above 515 High Line will be a 12-story residential tower, designed by Six Sigma NYC, featuring 45 apartments with private terraces and a rooftop pool. Not many other details are available yet, but the firm is known for developing boutique condos.

 

Chelsea Skybox – 188 11th Avenue: The plans for this lavish new 19-story tower include ten full-floor apartments and a 5-floor penthouse (to be occupied by its developer, Jonathan Leitersdorf). In addition, the adjacent 4-story Chelsea High Line Hotel will be converted into 19 affordable apartments.

 

501 West 18th Street: Related Companies is currently developing a mixed-use building with ground floor retail and two residential towers, rising 22 stories and 10 stories. The two apartments towers, which will be connected by retail running below the High Line, will offer 180 units in the combined buildings.

 

As you can see, this neighborhood is undergoing a tremendous transformation in terms of the residential market. No longer just a destination just to visit, Chelsea’s construction boom makes it a viable and thriving residential community with some of the most exciting architecture in the city. With an abundance of art galleries, excellent dining, top-notch boutiques, Chelsea is a great neighborhood to experience.

 

Along with excellent private and public schools, Chelsea also has a wide variety of parks (including a carousel and skate park at Pier 62, as well as basketball courts, soccer fields, lawn bowling and a newly renovated water park at Chelsea Waterside Park); wonderful access to sports and leisure at Chelsea Pier (including a golf range, indoor ice skating rink, gyms, a bowling alley, laser tag and more); and fun neighborhood spots that build community, such as Taste Buds Kitchen (offering cooking classes for toddlers through teens during the day and BYOB adult cooking classes at night) and Candy’s Quilting (offering classes in quilting and sewing and a place for people to work on individual projects with a community of creative sewers).
