I hope everyone has settled into 2015 smoothly. I am thrilled to start the season with two new exclusive listings on the Upper East Side. Additionally, my gratitude extends to my loyal clients that I worked with in 2014, especially those who have given me their trust, helping me finish the year with seven successful transactions spanning all ends of the market, from a one bedroom on Riverside Drive to luxury apartments on Park Avenue. Most significantly, each of these deals closed with my buyers paying at or up to 8% below asking price.
Even in a bullish sellers’ market with tight inventory, I get these results by developing close relationships with other brokers and investing the time in getting to know my clients and their specific needs. I only show my buyers properties that meet their criteria, while offering astute advice on timing and bid pricing– ensuring they are pre-approved and ready to submit the right bid at the right time.
On the flipside, when working with sellers, especially when there is low market inventory, again, timing and pricing is everything. I advise them that properly timing the reveal and determining the right asking price is imperative to attracting buyers. I am heavily invested in navigating these critical choices.
